Combine the flour & baking powder in one bowl, and whisk together the wet ingredients in another. Combine wet with dry ingredients & mix till just combined. 

Make the batter

Combine melted butter, flour, brown sugar and pumpkin pie spice in a small bowl and mix till well combined and crumbly.

make the Streusel topping

So easy to assemble and bakes in under 40 minutes!

Scoop batter into 9-10 muffin cups in a muffin tin, and sprinkle with the streusel topping. Bake for 30 minutes. 

Allow to cool and top with a simple powdered sugar glaze if you wish. Store in an airtight container in the fridge for up to 5 days.
